Before Basement Remodel: Installed a Radon System First

Before: No radon mitigation system was in place. The homeowner had concerns about long-term exposure once the basement is finished.
After: A one-pipe radon system was installed with foresight, exiting on the right side of this 1969 raised ranch. The sump pump is sealed, and future water guard sealing is already coordinated with a specialist.

Before

The home had elevated radon levels in both air (7.1 pCi/L) and water, with no mitigation system in place. The stone foundation and open slab areas required sealing and preparation before installation.


After

 

A two-pipe radon mitigation system was installed, with coverage across both the main foundation and slab. The system includes a sealed cemented section, a protected exterior pipe with a critter guard, and rough-in piping for a future bubbler system.

Mitigating Radon in a 1908 Fieldstone Foundation Home

Before, The home, built in 1908 with a tall profile and a fieldstone foundation, presented a few unique installation challenges. With no sump pump, no water guard, and no encapsulation, the system required thoughtful planning. The client, who is moving but will rent the house out, arranged for the back door (not the bilco) to be left unlocked. The installation area was behind the washer, a bit to the right when facing it — on the opposite side of the wall.

 

 

After, A two-pipe radon mitigation system was installed to address the radon level of 13 pCi/L. Due to the tall structure, additional vertical piping was needed to route to the roofline safely and discreetly. The pipes were strategically placed to maintain structural integrity and avoid interference with the washer area. The final system blended into the home’s design while effectively venting radon gases above the roofline, ensuring long-term mitigation for incoming tenants.

Five-Point Radon Mitigation System Planned for Multi-Foundation Shelton Ranch Home

Before

The home tested at approximately 22 pCi/L with elevated radon levels present across a multi-foundation structure that included a crawl space and sump pit.


After (Planned Work)

 

A five-point radon mitigation system with a sump cover is planned to improve airflow beneath all foundation sections and significantly reduce radon levels throughout the home.
