Two-Point Radon Mitigation System Planned for Sharon Home

In Sharon, we evaluated a home built in 2001 after radon testing measured approximately 8.9 pCi/L in the basement. The home features an unfinished basement and an existing square sump pit that will need to be properly sealed as part of the mitigation project.

 

To effectively address the elevated radon levels, a two-point radon mitigation system was recommended. The first extraction point will be installed near the middle of the basement to create strong sub-slab depressurization beneath the primary foundation area. A second extraction point will be installed near the Bilco door to improve pressure field communication across the foundation and provide more comprehensive radon reduction.

 

As part of the project, the square sump pit will receive a sealed sump cover to help prevent radon and soil gases from entering the basement while maintaining access for drainage system operation.

The vent piping will be routed out the right side of the home near the Bilco door and continue above the roofline to safely exhaust radon gas away from the living space.

 

This design provides enhanced coverage of the foundation and is intended to deliver long-term radon reduction and improved indoor air quality throughout the home.

In Sharon, we completed an indoor service appointment after the homeowner noticed a significant change in the radon system's operating pressure. The system's vacuum reading reportedly dropped from approximately 1.8 to below 1.0 over the course of a weekend, raising concerns about system performance and prompting a service evaluation.

 

During the visit, the mitigation system was inspected to determine the cause of the pressure change and verify that all components were operating properly. Changes in system pressure can occur for a variety of reasons, including shifts in foundation airflow, venting conditions, system connections, or fan performance. As part of the appointment, the system received a general service inspection to evaluate overall operation and identify any issues that could affect long-term performance.
