In this Fairfield property sale prep, the home’s radon level of 8.0 required quick and effective mitigation. Our before photos show the existing crawl space and basement layout, while the after shots reveal a discreet, two-pipe radon system installed near the 10x13 crawl space, optimized for long-term protection. Crawl space encapsulation was recommended, and we worked closely with the listing agent to coordinate with CT Basement for additional foundation sealing.

Before: Old radon fan no longer working, peeling vapor barrier paint on walls and floors, excess basement moisture.
After: New fan installed for proper radon suction. Client consult underway for barrier recoating solution that suits their moisture-only needs—no flooding, no full waterproofing required. Optional Sedona dehumidifier also discussed.

From Risk to Relief: Radon Mitigation Before Move-In

This job is part of a pre-sale strategy where the buyer initiated mitigation before moving in.

 

Before installation, the home had no mitigation system in place and radon levels above the EPA action threshold. With one foundation and a single pipe system planned, the team will perform the install with minimal disruption.

 

After the system is installed (positioned as discussed on the left exterior wall near the chimney), the home will be re-tested to ensure levels drop below 4.0 pCi/L. The sump pump closet under the stairs will also be evaluated and resealed if necessary, completing the protective loop for this growing family’s new home.
