In Bethlehem, we evaluated a home after radon testing measured approximately 5.6 pCi/L. The homeowner is looking to move forward quickly and would like to be scheduled as soon as possible following approval of the proposal.

 

The home features three separate foundation areas, requiring a comprehensive mitigation strategy to effectively address radon throughout the structure. Upon entering the lower level, you arrive in a finished basement area that contains a water management system concealed behind finished walls and a sump pump located inside a closet.

 

To address the elevated radon levels, a three-point radon mitigation system was recommended. The first extraction point will be installed within the sump pump closet, where the sump pit will also receive a custom cover to help prevent soil gas entry. From there, the system will extend through a cinder block wall into the middle foundation, where a second extraction point will be added. A third extraction point will then be installed in the final foundation section after passing through an additional cinder block wall.

 

The finished basement contains approximately 400 square feet of space and includes a water guard system located approximately two feet from the wall. To improve overall performance and reduce potential radon entry pathways, the water guard area will be encapsulated as part of the project.

 

The vent piping will be routed out the driveway side of the home, providing a practical path for safely exhausting radon gas above the roofline.

 

 

This multi-foundation design will help ensure effective pressure field communication throughout the home and provide long-term radon reduction for all affected foundation areas.

In Bethlehem, we evaluated a colonial-style home after radon testing measured approximately 6.8 pCi/L.

 

The home includes a partially unfinished basement with no crawl spaces or sump systems affecting the mitigation design. Based on the foundation layout and radon levels, a two-point radon mitigation system was recommended to improve sub-slab airflow and provide more complete coverage beneath the home.

 

The proposed design includes one extraction point located near the chimney area and a second extraction point positioned beneath the front porch foundation. This multi-point approach will help improve airflow communication beneath separate sections of the structure and support more effective long-term radon reduction.

 

During the consultation, the homeowner expressed interest in reviewing exterior pipe placement options near the chimney. The final vent routing location will be confirmed during installation after discussing which side of the chimney provides the preferred appearance while maintaining optimal system performance.

 

 

The project focused on creating an effective mitigation design while incorporating homeowner preferences regarding the final exterior system layout.

Continuous Radon Monitoring Planned for Bethlehem Home with Passive Radon System

In Bethlehem, we scheduled continuous radon monitoring for a homeowner who purchased the property in 2022.

 

At the time of purchase, radon levels were reported to be within acceptable ranges. More recently, however, the homeowner became concerned after nearby blasting and construction activity in the neighborhood coincided with reports of elevated radon levels in several surrounding homes.

 

The home was originally constructed with a radon-ready system already installed beneath the foundation, but the system has never been activated. Because the infrastructure is already present, the homeowner wanted updated testing completed before deciding whether activation of the existing passive system may be necessary.

 

Continuous Radon Monitoring (CRM) will provide accurate, real-time measurements of current radon conditions within the home and help determine whether any mitigation improvements are warranted.

 

The project focused on establishing current indoor air quality conditions and evaluating whether changes in the surrounding area may have affected radon levels since the home was purchased.
